Effective: May 28, 2026 · Last updated: May 28, 2026
This Cookie Policy explains how Koda Properties uses cookies and similar technologies on our marketing website and Service. It supplements our Privacy Policy.

1. What are cookies?
Cookies are small text files that websites store on your device when you visit them. They allow a site to remember you between page loads or visits. Similar technologies (local storage, session storage, web beacons, pixels) work in comparable ways. This policy uses "cookies" to refer to all of them.
Cookies can be:
- First-party — set by the website you are visiting (us).
- Third-party — set by other services embedded on the page.
- Session cookies — expire when you close your browser.
- Persistent cookies — stay until they expire or you delete them.
2. Why we use cookies
We use cookies to:
- Keep you signed in.
- Protect against forged requests (CSRF).
- Remember preferences (e.g. selected company, sidebar state).
- Measure how the Service is used so we can improve it.
- Diagnose errors and performance issues.
We do not use cookies for advertising or cross-context behavioral tracking.
3. Types of cookies we use
| Category | Purpose | Consent required? |

| Functional | Remember your preferences (selected company, theme, dismissed notices). | Yes — express consent in Quebec (Law 25) and EU/UK; implied consent acceptable elsewhere in Canada (PIPEDA) and Jamaica. |
| Analytics | Aggregated usage measurement so we can improve features. | Yes — express consent in Quebec (Law 25) and EU/UK; implied consent acceptable elsewhere. |
| Marketing | We do not set marketing cookies at this time. | — |
If you are a Quebec resident or a Canadian/Jamaican resident who has opted for express consent, our cookie banner will set only strictly necessary cookies until you explicitly accept additional categories. You can change your choices at any time using the "Cookie preferences" link in our footer.

If your account or organization uses optional integrations (e.g. embedded payment forms), those integrations may set additional cookies as listed in their own policies.
5. Third-party cookies
Some pages embed services run by third parties. When you interact with those, the third party may set its own cookies. We do not control them.
| Service | Where it appears | Their policy |
|---|---|---|
| Stripe | Payment forms (checkout, subscription) | stripe.com/cookie-settings |
| Google Fonts / CDNs | Marketing website | policies.google.com/privacy |
6. Managing cookies
You can:
- Use our cookie preference banner the first time you visit, or reopen it at any time from the "Cookie preferences" link in our footer.
- Use your browser settings to block or delete cookies. Most browsers let you control cookies per site. Note that blocking strictly-necessary cookies will break sign-in and other core features.
- Use a private browsing window to keep cookies separate from your normal session.
Useful browser-specific instructions:
7. Do Not Track & Global Privacy Control
Some browsers send a "Do Not Track" (DNT) or Global Privacy Control (GPC) signal. We respect GPC for non-essential cookies where applicable law requires us to. We do not currently support a generalized response to DNT because the standard was not adopted.
8. Changes
We may update this Cookie Policy. Material changes will be announced through the Service or our website with the new "Last updated" date.
